Registering a short-term rental is mandatory and can be done online through the Balcão Único Eletrónico. If there are no objections from the local municipality, the request is approved within 10 to 60 days, after which you’ll receive a registration number. This number allows you to officially open and advertise your property to the public.

Can I hire Alojamos for a property outside of Lisbon?
For efficiency and to maintain our preferred full-management approach, we currently operate exclusively in the Greater Lisbon area. However, we are open to potential expansions and consider partnerships outside our primary service area on a case-by-case basis.
What services are not included in the full-management fee?
The 25% of gross revenue fee does not include: furniture and decoration services, utility costs (water, electricity, internet, and condominium fees), booking platform commissions and, property maintenance, which is charged separately.
On which platforms will my property be listed?
For strategic reasons, we list your property on two of the world’s most widely used platforms: Booking.com and Airbnb. However, if you’d like to advertise on additional platforms, we can arrange that.
Can I use my property whenever I want?
Absolutely! Just let us know in advance the dates you’d like to use your property so we can block the booking calendar without affecting the pricing strategy or occupancy rate.
How can I track my property’s performance?
Alojamos provides monthly reports on your property, including key data such as occupancy rate, revenue, and expenses.
